The City has received an application for the abovementioned proposal, which involves the following:
- Consideration of changes to an existing outbuilding, which commenced construction prior to obtaining development approval from the City of Armadale.
- The applicant requests consideration of variations to the provisions of the City of Armadale’s local planning policy PLN 3.4 – Outbuildings. Under PLN 3.4 an outbuilding for this lot may reach a maximum wall height of 3.6m and roof pitch height of 5.0m. The plans provided indicate a wall height of 7.6m and 8.3m roof pitch height.
- The proponent has provided plans to the City indicating the proposed ultimate cladding treatment of the outbuilding and the proposed vegetation screening of the side of the structure as seen from Soldiers Road/Churchman Brook Road.
- The property is located within the City’s Special Control Area 1 – Prime Landscape Quality. This means that particular consideration is given to the potential visual impacts of development proposals in this locality.
