The development of the Rowley Road Industrial Precinct is set to continue as the City moves forward with the rezoning of the first stage of the future industrial area on the corner of Rowley Road and Tonkin Highway in Forrestdale.

The proposed future industrial precinct was first identified in the Western Australian Planning Commission’s (WAPC) Perth Metropolitan and Peel Region Economic and Employment Lands Strategy.

Landowners within the precinct lodged a request for an amendment to the Metropolitan Region Scheme (MRS) to rezone the land from Rural to Industrial. The MRS amendment was approved by the WAPC in 2014.

The City of Armadale is now considering approval of an amendment to the City’s Town Planning Scheme (TPS) to rezone the first stage of the precinct from Rural Living 20 to Industrial Development. This is necessary to bring the City’s TPS into line with the zoning of the land under the MRS.

Armadale Mayor Henry Zelones OAM JP said the Rowley Road Industrial Precinct is anticipated to generate employment, business activity and revenue for the local community.

“Industrial land has long been in extremely short supply in the Southeast Corridor and particularly within the City of Armadale and the Shire of Serpentine Jarrahdale. Consequently, there is a need for several additional industrial areas to be developed.

“The development of this area is expected to provide employment for the additional 120,000 people that will ultimately reside in the growth areas of Mundijong, Byford, Haynes, Hilbert, Harrisdale and Piara Waters.

“The proposed industrial area will accommodate non-heavy industrial businesses such as vehicle and equipment servicing and repair, food and furniture manufacturing as well as warehouse, showroom and other complementary uses.

“A future structure plan will provide detailed guidance for the development of the industrial area. The structure plan will address visual amenity, buffers to sensitive land uses and environmentally sensitive areas along with other possible impacts of the precinct.

“We are aware of the impact that a development of this type may have on the local community. Accordingly, a range of studies have been commissioned by the landowners with regard to matters such as traffic impact, and environmental impact and protection.
