Piara Waters, one of the newer areas in the City of Armadale’s western suburbs, is listed as the top Perth suburb in terms of vacant land sales in a recent Sunday Times Property Report.
The September 2018 quarter data lists the median sale price of land at $277,000 with an average annual change of 1% for the last 10 years.
Mayor Henry Zelones OAM, JP said the Armadale area has a lot to offer. It boasts a modern city centre surrounded by beautiful parks, with undulating hills and picturesque valleys nearby which appeals to young families in particular.
“The City is a growing metropolitan regional centre and is the heart of a bustling urban community that offers a relaxed lifestyle with all the convenience of modern day living.
“As the real estate gurus often say – it’s all to do with location”, said Mayor Zelones.
Piara Waters is located approximately 20 kilometres south-southeast of Perth and the area is easily accessible via a network of major roads including Armadale Road, Albany and Tonkin Highways and the Kwinana Freeway.
Armadale Road is currently under redevelopment and when finalised the duplication will especially benefit the suburbs of Piara Waters, Harrisdale and Haynes by reducing traffic congestion and improving freeway access.
The current population of this fast growing suburb is 11,342 with almost 30 percent aged under 15 years. The population is forecast to grow to 21,606 by 2041, an increase of 90.49%. The number of dwellings in Piara Waters is currently 3,764 with forecasts suggesting that will increase by an average of 162 dwellings per annum to a total of 7,511 in 2041.
The City has been working hard to provide amenities for this incredibly diverse and rapidly growing community. The City constructed the Piara Waters Sporting Pavilion at a cost of $5.85 million in 2014. The facility is home to the Piara Waters Senior and Junior Football Clubs, and the Piara Waters Cricket Club and also accommodates a number of other sporting and community groups.
The second of nine planned shared-use community facilities, the $8 million state of the art Rossiter Playing Field and Pavilion was completed in March this year and is suitable for both junior winter and summer sporting clubs.
The area also has high quality education providers such as St John Bosco College and Carey Baptist to cater for the number of young families moving to the area.
“With the continued growth of residential development suburbs, the Forrestdale Business Park (FBP) is continuing to attract new and established businesses, providing employment opportunities for our residents.
“We anticipate 15,000 new jobs to be created at FBP when build out is complete”, he said.
